North Brooklyn's waterfront will be remade into a waterfront esplanade akin to that in Battery Park City, thousands of new housing units will be built, and it will be accomplished through a combination of private development and rezoning of industrial areas in Williamsburg and Greenpoint. Both areas were formerly industrial zones whose time had past and were now vacant buildings or illegal loft conversions. The zoning changes enable developers to properly convert a significant portion of those industrial buildings to residential and commercial properties, and can include towers of up to 40 stories tall along the waterfront as long as there are set-asides for low income/affordable housing.
Considering the dire need for expanded housing stock in New York City, and the tremendous growth seen in this part of Brooklyn, this is a win-win proposition for the City.
The waterfront esplanade will include parks and an Olympic-quality aquatic center.
